Rules & Regulations 1. Guests The maximum total number of guests is limited to 12. This house accomodates 8 adults and 4 children comfortably. All guests staying overnight at the property must be registered with the host beforehand. Guests are responsible for the actions of any invitees during their stay. 2. Check-in & check out Check-in is anytime after 4pm. Guests agree to checkout by 10am on check out day. In order for our cleaners to have adequate time to prepare and clean for your stay, our house rules do not allow early check in or late check outs. Please plan your travel accordingly. 3. Noise & quiet hours This home is in a quiet neighborhood, so please keep noise to a minimum, especially during quiet hours from 10 p.m. to 8 a.m. The property is equipped with privacy-compliant smart technology that monitors noise levels. If excessive noise is detected, our team will be notified and will reach out with a reminder of the guidelines. 4. Events & parties The property may not be used as the base for a party under any circumstances. Failure to comply will result in guests being asked to leave, additional cleaning costs being charged, and guests being reported to the booking platform. Parties are NOT allowed. No confetti, glitter, or excessive garbage is allowed otherwise an additional cleaning fee of $200 will be charged. 5. Commercial photography Commercial photography is not allowed unless guests have written permission from the host beforehand. Please contact the host for pricing. 6. Garbage/Food Disposal - Important Bear Safety Notice We share our beautiful neighborhood with local wildlife, including bears. It's important to understand that bears are attracted to food and garbage left outside, which can result in a bear entering the property, creating a mess, and potentially causing problems for you and our neighbors. To prevent this: *DO NOT leave any food or trash outside. *All food waste must be placed in the designated bin located in the garage. *Please separate food waste from non-food waste as instructed. 7. Pets NO pets are allowed at this property. Any violation of this policy will result in immediate termination of the booking without a refund, and an additional cleaning fee of $500 will be charged. 8. Parking There is parking for 3 cars in the driveway. Please DO NOT park on the street. 9. Smoking, vaping, e-cigarettes Smoking/vaping of cigarettes and marijuana is NOT permitted inside or around the home, or around the property. Any violation of this will result in an immediate termination of the booking without a refund and an additional cleaning fee of $1,000. 10. Security cameras & safety devices For your safety and security, there are outdoor security cameras on the garage and privacy gate, as well as a Ring doorbell. Please note that tampering with security cameras, smoke detectors, carbon monoxide detectors, or the internet router will result in immediate termination of your booking without a refund. A noise monitor is in place to ensure a peaceful environment. The back doors, which lead to the pool, are equipped with a door sensor chime and are secured by deadlocks. The privacy fence gate is locked and not accessible to guests. Pool access is only available through the back of the house. 11. Child safety Children must be attended to at all times. The home is not baby-proofed and has access to a pool. Guests are fully responsible for the safety and security of their children at all times. 12. Toilet Please do not flush anything other than toilet paper. No feminine hygiene products, wipes, paper towels, or anything else are allowed in the system at any time. If we identify these items to be the source of a clog in the system, you could be charged an additional damages fee of $1000. 13. Temperature Control Protocol We ask that the temperature remains between 76-79. Please keep ceiling fans on to help with air circulation. When departing, please put the thermostat to 74 in the summer and 68 in the winter. 14. Pest/Wildlife Control We take pest and wildlife control seriously to ensure your comfort and safety. The property is equipped with termite care (green plastic circles around the house) and receives quarterly outdoor pest spraying. If you notice sugar ants inside, please inform us so we can treat the area. Pest control strips with strong adhesives are placed near interior plumbing; please do not touch or move them. In the backyard, be cautious of fire ants, which are controlled but cannot be completely eradicated - avoid stepping in their ant piles, as they bite. Since the backyard backs up to woods, wildlife such as bears and snakes may be present, especially at night, so it is essential not to leave food or food trash outside. 15. Using the Pool Please be advised that the use of the pool is at your own risk. The host is not liable for any injuries, accidents, or damages that may occur during its use. All guests are responsible for using the pool safely and responsibly. We ask that you adhere to the following guidelines: - No lotions, bath bombs, flower petals, or diapers in the pool. - Please shower before entering, using the outdoor shower provided. - No food, drinks, or glass near the pool. - Refrain from using the pool under the influence of alcohol or substances. - A pool cleaner will maintain the pool's condition, so please do not touch any pool or sprinkler mechanicals. If an issue arises, notify the owner immediately, and we will address it as soon as possible. The pool filtration system runs on a 12-hour cycle in the summer. **By booking your stay and using the pool, you acknowledge and accept these terms. 16. Using the grill Grill is provided and is located outside of the screened pool enclosure. The grill should not be moved. Grill must never be used inside the pool enclosure and must not be located within 3 feet of the pool enclosure screen. Grill must be at least 10 feet away from propane tanks and pool mechanicals due to fire risk. If the grill is moved, there will be a $250 fine due to fire safety and potential property damage. 17. Departure Check for your belongings. If something is forgotten, we will charge postage to send it back to you and it may take several weeks to post it, due to logistics with the cleaners. - Please turn off all lights. - Please collect the pool and beach towels and put in the provided hampers in the laundry room. - Please put pool and outdoor toys in covered patio area by the outdoor dining table. - Please bring in all outdoor dishes into kitchen and run dishwasher. - Please dispose of all trash indoor and outdoor and put in garbage bags in the garbage containers in the garage. Please put the thermostat to 74 in the summer and 68 in the winter. 17. Damages/breakages and furniture Please respect the home as if it is your own. Only use appliances for their intended uses. Please keep the property and all furnishings in good order. Removing any items from the property, including linens, and living & kitchen furnishings, is not permitted and you will be charged accordingly if anything is removed. Should any damage occur, please notify the owner immediately. A part of the fee for each guest is damage protection. If something gets damaged during the stay, please let the host know so that it can be replaced for the next guest. We understand that sometimes accidents happen, like broken plates or ruined linens. You will be covered up to $1500 damages. The host will send you the damage waiver form in advance of your stay. DISCLAIMER AND ASSUMPTION OF RISK AGREEMENT By booking and staying at our property, you acknowledge and agree to the following terms and conditions: 1. You will have access to the entire home and the private pool. Check-in via a keyless smart lock. The driveway can accommodate up to 4 cars. No street parking.
