1. Guests The maximum total number of guests is limited to 7. All guests staying overnight at the property must be registered with the host beforehand. Guests are responsible for the actions of any invitees during their stay. 2. Check-in & check out Check-in is anytime after 4pm. Guests agree to checkout by 11am on check out day. In order for our cleaners to have adequate time to prepare and clean for your stay, we cannot accommodate early check in or late check outs. Please plan your travel accordingly. 3. Noise & quiet hours Guests must keep noise to a minimum so as not to disturb the neighbors, particularly during nighttime hours (from 10pm - 7am), and upon arrival and departure. 4. Events & parties The property may not be used as the base for a party under any circumstances. Failure to comply will result in guests being asked to leave, additional cleaning costs being charged, and guests being reported to the booking platform. Parties are NOT allowed. No confetti, glitter, or excessive garbage is allowed otherwise an additional cleaning fee will be charged. 5. Commercial photography Commercial photography is not allowed unless guests have written permission from the host beforehand. Please contact the host for pricing. 6. Pets No pets. In the case of service animals - we have a strict policy of no pets on beds or chairs. Please let us know if a service animal is coming in advance, so we can lay out old sheets. Please cover all areas pets would be sitting or laying on. There will be an additional deep cleaning fee of $200 if pet owners do not cover surfaces for the pets. Owners should provide pet beds and water/food bowls since we are not pet-friendly. Please wipe off paws when entering cabin if bad weather. There are old towels for this purpose. If guests bring a pet that is not verified beforehand, the guests will be asked to leave immediately with an additional cleaning fee of $200 and without a refund for the stay. 7. Parking The driveway is steep and can accommodate up to 3 vehicles. If you have more than 3 cars, then please park in the free public parking across the street from the McDonalds at the Stanton KY exit and carpool in. There is no available street parking.The cabin complex does NOT have street lights. Plan to arrive before sundown. It’s very difficult to drive the winding mountain roads on your first time and guests have gotten stuck on the roads in the dark by being unfamiliar with the roads. In bad weather, you need 4WD or AWD since the cabin roads are rough asphalt or gravel in bad weather. 2WD is only ok if the weather is good and roads are dry. 8. Smoking, vaping, e-cigarettes Smoking/vaping of cigarettes and marijuana is NOT permitted inside or around the cabin, or around the property. Any violation of this will result in an immediate termination of the booking without a refund and an additional cleaning fee of $1,000. 9. Security cameras & safety devices There is an outdoor security camera facing the driveway. Tampering with security cameras, smoke detectors, carbon monoxide detectors, and/or internet router will result in immediate termination of your booking without a refund. 10. Child safety Children must be attended to at all times. The home is not baby-proofed. Guests are fully responsible for the safety and security of their children at all times. 11. Toilets and Septic System Please do not flush anything other than toilet paper. No feminine hygiene products, wipes, paper towels, or anything else are allowed in the system at any time. If we identify these items to be the source of a clog in the system, you could be charged an additional damages fee. 12. Temperature Control Protocol Heating and A/C is by an electrical mini split. Please raise or lower the temperature by 1 degree at a time to allow the mini-split to function more efficiently than if it is raised several degrees at a time. Cold days -- please keep the temperature around 70. Hot days -- please keep the temperature around 68. 13. Using the Indoor Fireplace The fireplace control is behind the front panel of the fireplace. The directions are posted next to the fireplace. 14. Using the Hot Tub Please be advised that the use of the hot tub is at your own risk. The host is not liable for any injuries, accidents, or damages that may occur during its use. We kindly request that all guests exercise caution, adhere to safety guidelines, and refrain from using the hot tub under the influence of alcohol or substances. It is the responsibility of the guests to ensure that the hot tub is used safely and responsibly. No lotions, bath bombs, flower petals, diapers in the hot tub. Please shower before. No food or drinks. Please keep covered when not in use. By using the hot tub, you acknowledge and accept these terms. 15. Outdoors Griddle Cleaning Squirt water on the warm grill and use paper towels to wipe off the surface. Orange scrubber if needed. Fat flows into an aluminium grease pan. Please empty the grease pan if full. Extra grease pans are in the kitchen on the kitchen island shelf. 16. Using the Fire Pit Fire wood is NOT provided. Please bring your own which can be purchased at all gas stations in Stanton KY and also the self-serve/self-pay firewood shack in the cabin complex, which is located beyond the dumpsters on the main road. Help yourself to marshmallow sticks in the bottom shelf of the kitchen island. 17. Back Deck Light Back deck has a motion sensitive floodlight (no camera). It may randomly go off at night with woodland critters. 18. Littering NO littering. This includes leaving food outside and sitting around for long periods. If any part of the house/yard/appliances/ is found to be littered that would require additional cleaning, there will be an additional cleaning charge. 19. Garbage and Recycling We are in the woods. Trash Bags are below the sink. When trash bags are full, please put in the marked trash receptacle on the side of the cabin which will prevent animals from getting into the trash. If the guests create more trash than can be put in the outdoor trash receptacle, then the guests are responsible for dumping their trash in the communal trash dump on the main cabin road, just past the first cabin in the complex. Cleaners will empty the trash receptacle, but they cannot handle more than a normal amount of trash. 20. Departure Please put dirty dishes in the dishwasher and run the dishwasher. Please turn off lights and lock all doors. Please message the host when you leave. Close/lock all windows and doors upon leaving. If you used the following appliances, please ensure that you turn each of them off before you leave: TVs Fireplace 21. Damages/breakages and furniture Please respect our cabin as if it is your own. Only use appliances for their intended uses. Please keep the property and all furnishings in good order. Removing any items from the property, including linens, and living & kitchen furnishings, is not permitted and you will be charged accordingly if anything is removed. Should any damage occur, please notify the owner immediately. A part of the fee for each guest is a $49 damage waiver. If something gets damaged during the stay, please let the host know so that it can be replaced for the next guest. We understand that sometimes accidents happen, like broken plates or ruined linens. You will be covered up to $1500 damages. DISCLAIMER AND ASSUMPTION OF RISK AGREEMENT By booking and staying at our property, you acknowledge and agree to the following terms and conditions: 1. Assumption of Risk: You understand and acknowledge that the property includes access, the hot tub and any other amenities that involve inherent risks. You voluntarily assume all risks associated with the use of these amenities, including but not limited to injury, illness, drowning, death, or damage/loss to personal property. 2. You will have access to the entire cabin. Easily access the cabin at check-in time with convenient self check-in. Limited parking 3 vehicles max. The cabin is located on the highest point of a partially paved road. A 4-wheel-drive vehicle is mandatory in bad weather. Due to the steep slope of the driveway, trailers are not allowed.
